Roof replacement

The free inspection checks five things.
You get a photo of each one, whether we find a problem or not.
1Shingles and granules
Lifted, cracked or missing shingles, and how much granule is left on the slopes that get the most weather.
2Flashing
Chimneys, sidewalls, skylights and vent boots. This is where most Puget Sound leaks start.
3Valleys, moss and debris
Needles packed in valleys, moss lifting the edges, gutters that overflow in steady rain.
4Vents and ridge
Whether the roof breathes: intake at the eaves, exhaust at the ridge, nothing blocked.
5The attic
Daylight through the deck, damp or dark sheathing, nail tips with frost or rust, insulation over the vents.
A roof is five layers, put on in order. Here is each one, what it keeps out, and which warranty stands behind it.
The roof, layer by layer.
-
1Roof deck
Sound sheathing for everything above to fasten to. Soft or delaminated boards are replaced, not covered.
Workmanship warranty, [years] years (slot)
-
2Ice and water shield, drip edge
A self-sealing membrane at the eaves, valleys and around penetrations, where wind drives rain uphill.
Manufacturer system warranty (slot)
-
3Synthetic underlayment
A second line of defence across the whole deck, lapped so water always runs over the joint, never into it.
Manufacturer system warranty (slot)
-
4Architectural shingles
Starter strip, then staggered courses nailed to the line the manufacturer specifies for high wind.
Shingle warranty and wind rating (slot)
-
5Ridge vent and cap
Lets warm, damp air out of the attic so the deck stays dry and the shingles do not cook from below.
Ventilation covered by the system warranty (slot)

It's 2 a.m. and the ceiling is dripping. Someone answers.

First names and towns, on the page. On your site these come from your Google reviews.
We had water coming through the kitchen ceiling on a Sunday. They tarped it that evening and came back with the flashing fixed by Wednesday. They sent photos of everything.
Three companies quoted us a new roof. Alderline said the roof had years left and quoted the moss work and two vent boots instead. That is why they will get the replacement when it is time.
The estimate was written out line by line and the final bill matched it. The crew cleaned up every night and ran a magnet over the lawn.
Old house, two layers of shingles and some soft boards underneath. They showed us the boards before replacing them, and it was on the estimate as an allowance, so no surprise.
I booked the inspection through the chat on their site at night and had a text confirming the time before I went to bed.

Questions people ask first
Is the roof inspection really free?
Yes. We inspect the roof and the attic, take photos and give you a written estimate. There is no charge and no obligation.
How fast can you come out?
We call back within the response window shown on this page during business hours and offer the next open inspection times. For active leaks we tarp as soon as it is safe.
Will my insurance pay for a new roof?
We cannot promise that. Your insurer decides. What we can do is document the damage with photos and a written report and meet your adjuster on site.
Are you licensed and insured?
Yes. Our Washington L&I contractor registration number, bond and insurance are listed in the footer of every page.
Do you offer financing?
Yes, through a lender partner. Monthly payment options are available on approved credit; ask during your inspection for the current terms.
What areas do you serve?
Tacoma, Gig Harbor, University Place, Lakewood, Puyallup, Federal Way and the towns in between.
Book the free inspection. We'll take it from there.
